A letting agency business in Yorkshire is offering a helping hand to landlords facing a bill for recent changes in legislation. Lettings Direct.co.uk, a letting agency with a branch in Leeds City Centre, are offering free Energy Performance Certificates to all new landlords throughout Spring.
Introduced as part of the Energy Performance for Buildings Directive, EPC’s became compulsory for all properties rented after 1st October 2008. The Energy Performance Certificate looks rather like the labels you see on Fridges and Washing Machines and gives you a guide to how energy efficient something is.
Recent research carried out by the Energy Efficiency Partnership for Homes' Private Rented Sector Group has shown that private tenants are concerned over increases in domestic energy costs, while 42% claim to be very concerned. The research showed that when it came to choosing a rental property, estimated energy bills were considered a major factor, rated just behind key aspects such as location, rental cost and type of property. It stands to reason that once tenants get used to seeing EPC bar charts they will start to be more selective about their next home.
With this in mind, Lettings Direct.co.uk are doing all they can, not only to aid their landlords during this process, but to contact landlords with practical improvement recommendations where necessary.
The offer of free EPC’s throughout Spring will no doubt be welcome, especially to those landlords with a portfolio of properties which still need to be assessed.
